Hi everyone.  I'm Ellen Boettcher, principal of Staging By Design.  I've been staging Austin since 2002 and I depend upon information from my REALTOR(R) clients so that I can stage to meet the needs of the market.  I like to give back to the real estate community in equal measure so I teach a Staging 101 class on the basics of professional staging principles and staging basics so that my students expand their ability to do their own stagings.

I'm open to answering questions from forum members about staging on troubled listings where one doesn't know what to do next.  If you provide the MLS link on a property I'll give you ideas on the “worst” room so you can get some changes completed right away.

Hi Laura,

A home that is occupied and staged is the ideal.  Vacant homes show without the warmth of an occupied home.  

The goal in staging your home is to think of visual marketing.  What do you want the buyers to buy?  Show it to them attractively and warmly.
