Long term trend – Cost of utilities going up

I'm not seeing this play out yet, however my feeling is that the weak dollar / inflation is coming to the cost of utilities SOON. LCRA has proposed a vote to raise prices. We are experiencing water rationing here in Austin. Electric demand is huge too.

I'm keeping this in mind on investment properties, and believe that Buyers (and definately renters too) will demand highly efficient properties more in the future than they do now, and that we will see this trend continue to push down the size of the “average” central Texas home.

What are you all seeing? Stories about costs of utilities – Please share.
